Where James Island Fits in the Charleston Map
James Island sits directly south of the Charleston peninsula, separated by the harbor and the Wappoo Cut. The James Island Connector links the island to downtown in roughly 10 minutes outside of peak traffic, while Folly Road carries traffic south to Folly Beach in about 15. This middle position between two major destinations is a big part of why the island remains in steady demand.
Politically the island is a mix: parts fall inside the City of Charleston, parts inside the incorporated Town of James Island, and parts in unincorporated Charleston County. The practical impact is mostly around zoning, permitting, and short-term rental rules, all worth understanding before buying.
