VA Loans in Charleston SC: A Veteran's Guide to Buying with Zero Down
Charleston is one of the most veteran-friendly real estate markets in the country — Joint Base Charleston, the Naval Weapons Station, and a deep retiree community make sure of that. As a 26-year Army veteran and a Charleston REALTOR, here's how to use your VA loan benefit well in this market.
Why Charleston is a strong VA-loan market
Three things combine to make Charleston unusually friendly to VA buyers: a large active-duty and retiree population, lots of inventory in price ranges that fit the VA's no-down-payment model, and listing agents who are used to seeing VA offers and don't panic about them. That last point matters more than people realize — in markets where VA loans are rare, sellers sometimes discount the offer unfairly.
Where veterans actually buy
The strongest VA-loan neighborhoods in greater Charleston are usually:
- Goose Creek — minutes from the Naval Weapons Station, strong inventory at VA-friendly price points.
- Summerville and Cane Bay — newer construction and master-planned amenities.
- North Charleston — short commute to Joint Base Charleston (air base side) and great value per square foot.
- Hanahan and Ladson — strong military communities with single-family inventory.
- Mount Pleasant and Daniel Island for officers, dual-income households, and retirees with equity from a previous home.
Eligibility basics
You're generally eligible if you've served at least:
- 90 consecutive days of active service during wartime, or
- 181 days of active service during peacetime, or
- 6 years of service in the National Guard or Reserves, or
- You're the surviving spouse of a service member who died in the line of duty or from a service-related disability.
Your first step is to pull your Certificate of Eligibility (COE). Any VA-experienced lender can do this in minutes.
The VA appraisal and Minimum Property Requirements
This is where most VA deals get tripped up. The appraiser checks for things like peeling paint on pre-1978 homes, exposed wiring, a sound roof, working HVAC, and adequate drainage. In Charleston, older downtown homes and inland properties with crawlspaces sometimes need repairs to pass. A seasoned agent will spot these issues before you write the offer — not after the appraisal comes back.
VA loans and condos
The condo project itself must be VA-approved. Charleston has a healthy list of approved buildings, especially in newer Mount Pleasant and Daniel Island developments, but many historic downtown conversions are not approved. Always verify approval status before getting emotionally attached to a condo.
Wind, hail, and flood
This is the cost no one prepares VA buyers for. Anything east of the Cooper River or in a designated flood zone will require wind/hail and often flood insurance on top of standard homeowners. Annual premiums can range from a few hundred dollars inland to $4,000+ on the coast. Get an insurance quote before you finalize a budget.
Occupancy and PCS moves
VA loans require the home to be your primary residence — typically you must occupy within 60 days. Active-duty members on PCS orders get more flexibility, and spouses can satisfy the occupancy requirement on the service member's behalf. If you're PCSing to Joint Base Charleston, this is workable; if you're stationed elsewhere and trying to use a VA loan as a rental play, it isn't.
Making a strong VA offer in Charleston
The myth that sellers reject VA offers is mostly outdated, but presentation still matters. A clean offer with a strong pre-approval letter from a known local VA lender, a reasonable inspection period, and an agent who can explain the appraisal process to the listing side wins more often than not. As a veteran myself, this is the part I take personal pride in — making sure no veteran loses a Charleston home because of avoidable presentation issues.
